A Quick discussion about building wealth by using Real Estate Leverage!

In today's unpredictable Residential Housing market, it is wise to consider the traditionally stable Rural Property market as an alternative. Rural Property does not suffer the downsides that can plague the volatile Residental Housing market.

It's not suprising that most of the wealthiest people in the world have created their wealth with Real Estate. But how did they do it? Most did it by using 'Real Estate Leverage'.

It's really quite simple how Leverage works. Leverage allows an investor to benefit from the increasing value of Real Estate while putting up only a minimum of their own dollars. Real Estate Leverage is basically the use of borrowed money to increase your own profits. Building wealth with Real Estate requires the use of Leverage.

Let's assume you have $100,000 to invest and you purchase a parcel of land for $100,000 in cash. Let's say the land you purchased goes up in value in the first year by 10%. At the end of the first year your land is worth $110,000. At the end of year two, it's worth $121,000. A person is basically getting a 10% return on their $100,000 cash investment each year.

Now let's assume that you put only $1000 down on the same $100,000 parcel of land. Just like in the previous example, the land has gone up in value to $110,000. And at the end of the second year, it's worth $121,000. That's an increase of $21,000 over two years. By using 'Leverage' your return each year would be '10 TIMES' greater than your initial investment.

Although there are finance charges associated with this type of purchase, a person is paying off the balance with 'deflating dollars'. For example think back on what $100 was capable of purchasing 10 years ago as compared to today, and what it will purchase 10 years from today. The dollar is shrinking, and inflation is much greater than what we are led to believe.
