
TOPOGRAPHY/VEGETATION: The area is rural. There are scattered homes throughout the area. Some people live in the area year-round, some seasonally. The Ranch is covered with timber consiting of pine,fir,cedar,oak and juniper. Elevation is about 4200 to 4900 feet.
ACCESS/SURVEY: Conditions of roads from the highway vary. Some are gravel and good, and some are bumpy dirt roads. Full time residents will do their own snow removal.
UTILITIES: This area is rural. Some Parcels have electric power and telephone on the frontage road. you have to put in your own septic. Septic tanks can run from $2,000 to $3,000 if you hire a contractor. The cost is less if you maintain this yourself. Wells can run 125' to 350' Well cost is aproximately $16.00. well depth is only estimated, a person can only determine depth by drilling. there are domestic wells in the area. Per foot, this cost could run less if self-maintained.
TAXES: Taxes run from $65.00 to $100.00 per year.
WEATHER: rain and snow is a normal weather pattern. The area gets approximately 290 to 300 days of sunshine a year. The rainfall is less than on the coast.
TERMS: Attractive low down payment, and low monthly payment terms will be offered. A ten percent (10%) discount will be offered for cash payments made on the balance anytime. There is no prepayment penalty.
TITLE/COLLECTION: The Land Parcels may be escrowed if so desired. The cost of escrow is approximately $300.00. You can pre-pay your Land Parcel anytime. You will obtain clear title of the Land Parcel upon full payment of the Land Parcel.
EXCHANGE: You have one (1) year in which to view the Land Parcel. During this time you can exchange the Land Parcel for another Land Parcel of the same value. You can also trade up or down.
