There will be no nearby market, 7-Eleven, gas station, liquor store, or beauty salon. There are wild animals here that can ruin your day very quickly if you are not prepared with the proper equipment.

You are not going to drive to this property in a lowered Corvette. You will not be able to drive all the way to the property in a 4x4 vehicle, although you may be able to travel part of the way by 4x4 and continue using an all-terrain vehicle (ATV). You can also fly in by air taxi, which is a common way to access this type of remote land in Alaska. During the winter, access may also be possible by snowcat.

You can build a cabin over time using timber from the land, if permitted, or bring in building supplies over time, as others have done. You could also bring in an all-season tent and store it on the property for use while developing the land.

This is not lakefront property, but it has deeded access to the lake and to the public land surrounding the lake. Lakefront property can sell in the $80,000 range, so this parcel, located close to the lake but not directly on the waterfront, offers an attractive alternative.

Property Description

This property consists of 4.64 acres in the Deadman Lake Subdivision, Lot 2, Block 4. The assorted cabins and floatplane visible in the pictures are not included with the property.

The parcel is located at the northwest corner of Deadman Lake, just a short walking distance from the lake itself. The development is bordered by seemingly endless miles of public land offering opportunities for hunting, hiking, fishing, and other outdoor recreation.

The property is approximately 60 miles west of Fairbanks and about four miles west of the Tanana River. Its remote setting provides excellent recreational opportunities and the chance to own a piece of Alaska wilderness where you can build the rustic cabin you've always dreamed about.

The area's lakes, rivers, ponds, and streams—including the approximately 490-acre Deadman Lake—offer fishing opportunities, including northern pike and other sport fish. The area features clean air, beautiful water, wilderness scenery, and mountain views.

There are no utilities serving the property, which is common for remote Alaska properties outside city limits. There are already approximately a dozen homes and cabins within the subdivision. There are no time limits for building a cabin, and there are no property taxes.

The State of Alaska requires ADEC approval for sewage disposal systems. A well must be located a minimum of 100 feet from the septic system.

Directions to the Property

By road and trail, Deadman Lake is approximately 80 miles west of Fairbanks and approximately 20 miles by trail east of Manley Hot Springs.

The fastest and easiest way to reach Deadman Lake is by floatplane. Fairbanks and other nearby communities have local air taxi services that provide transportation to remote areas throughout Alaska. Private pilots may also be able to fly directly to the area.

Rather than traveling approximately 20 miles by highway and 60 miles by trail from Fairbanks to Deadman Lake, some travelers take the Elliott Highway west from Fairbanks approximately 150 miles to Manley Hot Springs and then travel southeast approximately 20 miles by trail to Deadman Lake.

The Nenana-Tanana Trail—also known as the "Serum Run Trail" or "Sled Road"—is a historic mail and telegraph route connecting Manley Hot Springs with Nenana, Tolovana, Tofty, and Tanana. The trail runs directly through the subdivision. Locally, it is known as Telegraph Avenue and runs along the north side of the lake.

Another option is to travel by boat to the confluence of the Tanana and Tolovana Rivers and then travel approximately four miles west along the trail to the subdivision.

About the Historic Telegraph Trail

The trail from Manley Hot Springs follows the Historic Telegraph Trail, which was established more than a century ago to accommodate the telegraph line between Manley Hot Springs and Fairbanks.

Today, the trail is used by local residents as an important access route to the pristine wilderness surrounding the lake and river area. The Tanana River is approximately four miles from the lakeshore and provides an important river travel route connecting with the Yukon River downstream.

The surrounding area offers numerous recreational opportunities, including hot springs, cross-country skiing, hunting, fishing, hiking, wildlife viewing, camping, ATV riding, and snowmobiling.

Area Attractions

The hot springs in Manley Hot Springs are a popular attraction for those seeking peace, solitude, and an authentic Alaska experience.

Farther north, travelers can explore the route toward the Arctic Circle. There are campgrounds and limited places to resupply along the way, and much of the roadway is gravel and lightly traveled.

Alaska's interior is surrounded by pristine rivers, lakes, and forests filled with spruce, willow, birch, and alder trees. Wildlife commonly found throughout the region includes moose, bears, eagles, and many other species.
