I've been looking at lots in Sangre de Cristo for years, and this lot truly stands out as one of the most exciting lots I've seen. First off, it has a creek running right through it, as you'll see in the following pictures. That alone is reason enough to get excited, as live-water is hard to come by these days.

Access from Fort Garland is almost inconsequential, a 15 minute drive along some of the best county-maintained hard-pack dirt roads in the Sangre de Cristo Community. You'll want that easy-access, because if we think alike, you'll want to spend as many weekends here as you can...

Then comes the really great aspect of this lot, which, combined with the creek and easy access, defines this as a particularly unique property. Now some of you may want to buy a piece of property to retire on and sit and relax endlessly, but I think that just might be a waste of this property's potential. I see this lot for something more that it has to offer. It spans the border of the foothills and the flatlands. In this single lot you have a multitude of different terrain represented. It's not all flat, it's not all hilly. It's not all brushy, it's not all grassy. it has a bit of everything represented across it's 5+ acres. As such, In my opinion, it would make an excellent private rural adventure park...

It would make an excellent mountain bike course, with it's 600 feet of hardpack dirt road frontage and 400 feet of loose side-road down by the creek (that may even get good and muddy if there's enough snow-melt or rain runoff!). You've got level and rolling brushy trails, creek-front switchbacks and jumps, easy up and downs, to more difficult up and downs. I look at this lot and I want to go for a ride right now.

Speaking of wildlife, I'm not an animal hunter, but from the looks of it there's already wildlife making their way through this lot for the creek. Add a salt lick, and see who shows up. Like I said I'm not an animal hunter, so if it were me I suspect I'd be making enough noise and ruckus riding around on the lot that I'd probably scare away any wildlife for the weekend.

Did i mention this lot has a creek? Imagine if you built a house on this lot... That sounds like too much work for me, but that would be pretty wild.
